After successfully completing a notable entitlement process, the 2.5 acre parcel located on Higgins Road near O’Hare Airport was approved for both commercial and residential development. Glenstar’s plan is to build a 7-story, 297-unit multifamily building with units ranging from studios to two bedrooms, 59 of which will be affordable.
Pioneering adaptive reuse and mixed-use in the city of Chicago, Glenstar converted the top 10 office floors at 55 E Monroe, an office building in the heart of Chicago’s Loop, to 220 luxury residential units. In addition, a 900-stall parking garage was renovated floor by floor, in stages, while remaining open to tenants and public. The $250M redevelopment boasted condos with the finest finishes, lakefront views and luxury amenities like 24-hour door staff, a pool, fitness center, rooftop deck and theater room.
After being abandoned for over a decade, the 1970’s, 15-story dilapidated office building was purchased by Glenstar with a vision to convert the property to a luxury apartment tower. Situated on 2.1 acres in downtown Clearwater, FL the property now boasted 134 high-end units with best-in-class amenities and a 202-space parking structure. The completion of this project marked the beginning of a neighborhood transformation that sparked further economic development.
Glenstar acquired the prominent 40-acre, former Culligan site, off of I-294 in Glenview, IL and planned for a mixed-use development. Then plan, anchored by a 9-acre campus for Astellas Pharma’s U.S. headquarters, was set to include luxury apartments, a large grocer, fitness facility, parking structure, additional office space and more.
